Exciting new project on the stunning shoreline of Grace Bay, developed in collaboration with Sotheby’s International Realty Turks and Caicos. The project explores a rare beachfront plot, with proposals for two private villas.
The design is shaped by the site itself, the light, the breeze, and the long view to the water. Forms stay low and close to the ground. Timber brings warmth against finely finished mineral surfaces. Living spaces are arranged to frame uninterrupted sea views, with deep terraces and generous overhangs providing shade and shelter. Openings are carefully considered to balance transparency with privacy.
Grace Bay demands a particular kind of architecture. Our approach is to subtract until what remains feels inevitable. The view becomes the room. The horizon does the work that ornament never could
This is what we mean by quiet luxury. A clarity of purpose that runs through every decision. The richness is in the experience of the space, not the accumulation of things within it. Materials are chosen for how they age, how they feel, how they respond to the humidity and salt air of the Caribbean. Stone, timber, and mineral finishes that are honest about what they are.
Both villas are conceived as retreats in the fullest sense, places designed to slow the pace, restore a sense of calm, and foster a deeper connection with the natural environment. The connection between inside and outside is dissolved wherever possible. Indoor trees bring the landscape through the threshold, so that living in the house feels continuous with living on the beach.
The ambition is consistent across both villas: buildings that feel rooted in their setting, shaped by proportion rather than decoration, and where the experience of Grace Bay, the light, the water, the quiet, remains at the forefront at all times.
