Grace Bay Villas
Two 16,000 sq ft villas positioned on one of the finest beachfront plots on Grace Bay, with direct access to the sand and sea. Long horizontal planes in finely finished micro-concrete stretch across the site, their soft curves echoing the rhythm of the island’s reefs and bays. Timber-clad volumes are placed between these planes, giving the architecture a quiet clarity and a palette that feels at ease in the landscape.
Living spaces step back from the edges, leaving deep shaded terraces and generous overhangs. Concertina shutters add another layer of control, softening light and allowing the houses to be secured against storms when needed.
The approach is through a double-height hall. To one side, kitchen, dining and main living spaces run seamlessly into covered outdoor living and a beach club by the water. To the other side are a formal living room, two guest suites and a gym.
The first floor holds three guest bedrooms, a queen suite and a TV snug. The entire top floor is the principal suite – expansive, with his-and-hers dressing rooms, an owners’ lock-out, a spa bathroom and an outdoor shower open to the breeze. Every bedroom opens onto private terraces with uninterrupted views across Grace Bay.
Interiors are pared back to let the architecture and views speak – off-white linens, sun-washed textures and weathered details that feel calm, confident and unforced.
The grounds include a pickleball court, a lap pool alongside the outdoor living area, and a free-form beachside pool that mirrors the soft curves of the architecture. Separate staff accommodation includes a two-bedroom suite and garaging, placed discreetly for privacy.
